BCA Part J Assessment:

The energy efficiency and compliance to Part J of the Building Code of Australia is required from 1st November 2006 on all new and refurbished buildings. EngTec's building services and energy assessment will provide a comprehensive assessment for both the Building Fabric and Building Services for the Deemed-to-Satisfy Performance requirements of Part J of the BCA.

EngTec are also experienced in the Alternative Solution Method, JV2 in order to provide our clients with alternative and cost effective solutions for non-compliant building fabric.

We have many years experience in designing buildings with TRACE 700 software which is approved by the BCA for the JV2 Alternative Solution Method assessments for Part J compliance.

BCA Part J Compliance Assessment:

EngTec Consulting provide a Part J assessment for new and existing building development applications and compliance.

EngTec will provide a detailed assessment of the building fabric for compliance including glazing and building R-values for compliance with the BCA Deemed-to-Satisfy Performance requirements. The assessment will also provide the schedule for compliance with the proposed Building Services for Air Conditioning, Lighting and Hot Water Services for the Construction Certificate compliance.

The new code nominates specific design and system requirements for the Air Conditioning System and the Lighting installation that must be included in all future installations for compliance including but not limited to:

• Time control of Plant and Lighting (including Hot Water Systems)
• Outside Air Economy Cycles;
• Minimum C.O.P. of package equipment;
• Minimising fan and pump motor power;
• Insulation of pipework and ductwork;
• Lighting lumen design and control.

EngTec can also provide clients with an Alternative Solution Assessment to address JV2 Engineering Solution where the building fabric cannot achieve PART J compliance. Detailed software modelling of JV2 by Trace 700 (approved BCA assessment software) will provide an alternative solution to the building owners and developers in order to achieve Part J compliance under the Alternative Methods nominated in the code.

The assessment will provide the clients with alternative solutions incorporating high energy efficient air conditioning plant and design to achieve PART J, JV2 compliance. The building design consultants and/or Design and Construct Contractors must incorporate these energy efficiency minimum requirements into the building services design for a Construction Certificate to be approved and these installations must comply for the Occupation Certificate to be issued by the P.C.A.

We have over 12 years experience with the testing and certification of the Essential Services to the Environmental Planning & Assessment Act (NSW).
